Please read the following carefully before proceeding with registration. By continuing, you agree to the terms outlined below.

1. Location Flexibility
   You must be willing to accept accommodation within a 40–50 minute or plus bus ride from your university or workplace. While we prioritise your preferences, exact selections cannot be guaranteed and are subject to availability. all our listings are close to universities like 10 km radius.  we will try to get as close as possible.
    
2. Rental Start Date
   You are expected to choose and begin paying rent one week prior to your arrival to avoid last-minute issues.
    
3. Late Arrangements
   Last-minute or temporary arrangements are difficult to organise and may incur additional costs.
    
4. Housing Offer Acceptance
   Once you receive a housing offer, it must be accepted within 24 hours, or it may be lost. Availability can change within hours, and we cannot guarantee a replacement if an offer lapses.
    
5. Limited Options
   We handpick properties tailored to your needs. If the first offer is declined, only two alternative options may be provided. Please note, the original offer may no longer be available. Over 98% of students accept the first offer.
    
6. Processing Timeline
   Files are usually processed 1–2 weeks before arrival. Early processing (1–2 months ahead) may require you to begin paying rent immediately upon landlord confirmation. If you prefer early processing, please notify us.
    
7. Non-Refundable Registration Fee
   The UniAbode registration fee is non-refundable under any circumstances. If your admission is deferred, your file will roll over to the next intake. If you independently secure accommodation after registration, only payments made toward deposit or rent are refundable (via refund form). The registration fee remains non-refundable.
    
8. Lease & Bond
   A standard minimum lease period (bond period) is six months, subject to landlord discretion. Shorter leases may be available but are not guaranteed.
    
9. Payments Prior to Move-In
   You are required to pay:
    
   • One month’s rent in advance
      
   • A bond/security deposit equivalent to one month’s rent
     Payment methods include bank transfer, card, or cash, depending on the provider.
      

1. Program Coordination Fee
   A separate enrolment fee applies for accommodation coordination services, payable in advance by the advised deadline.
    
2. Dietary Preferences
   We cannot guarantee rooms or homes that align with specific dietary practices (e.g., vegetarian, vegan, paleo). Students are expected to adapt to the household setup.
    
3. Diversity & Inclusion
   UniAbode does not discriminate based on race, background, or social status. All placements are made in accordance with Australian values of equality and inclusion.
    
4. Airport Pickup
   Airport pickup services are available at an additional cost, payable in advance upon confirmation.
    
5. Specified Move-In Dates
   Students may only move in on the specified date. Early arrivals may be accommodated temporarily at an additional cost.
    
6. Late Arrivals
   Students are responsible for rent starting from the lease date, regardless of delayed arrival.
    
7. Visa Delays
   If a visa delay occurs and the booking was made based on confirmed travel dates, rent is still applicable from the original start date.
    
8. First-Come, First-Served Basis
   Room allocation is based on the order of confirmed arrival and payment.
    
9. Landlord Rights
   Landlords or agencies may reject an application even after acceptance and payment. UniAbode is not responsible for such decisions.
    
10. Furnishing
    Room furnishings (bed, table, chair, wardrobe, etc.) are not guaranteed. Properties may be partially furnished, but specifics depend on the landlord. All maintenance must be handled with the landlord directly.
     
11. Lease Termination
    If you break the lease before the end of the term:
     
    • The security deposit may be forfeited.
       
    • The landlord may pursue unpaid rent for the remainder of the lease through legal channels.
      UniAbode holds no responsibility in such cases.
       

1. Unfurnished Rooms
   Some homes may provide shared kitchen, laundry, and refrigerator access, but individual rooms may not be furnished. Please check listing details.
    
2. Gender/Nationality Mix
   Room assignments may be in single-gender or mixed-gender homes and may include diverse nationalities. Specific preferences cannot be guaranteed.
    
3. Room Sharing Policy
   Room sharing is not offered by default. If required, it must be requested in advance. UniAbode is not responsible for any issues arising from shared accommodation.
