UniAbode Australian University Student Housing assistance program is designed to find rooms for students who wish to find a new place to stay when they move to Australia for the first time or interstate move in. Conditions you need to know before joining in are the following.
*You must be prepared to accept a room within a distance of 40-50 minutes maximum (Bus) from the University/College, and we cannot guarantee you will receive your selection and preference. But we will try to get closer to the University based on availability within your preference.
*You must be prepared to choose the room and start paying rent one week before your arrival date to avoid last minute tensions and confusions.
*Last minute arrangements and temporary arrangements extremely hard and will cost extra
*When you receive a housing offer, please accept it in a day, as you can lose the offer in the matter of hours. We cannot guarantee that we will be able to offer you another one if you lose it.
*We don’t offer a long list of house/rooms. We research and handpick the best one for you. If you find that option not useful, we could only provide two more options but once you lose the first, we can’t guarantee that you will still get it back. 98% of students take first option as it researched and processed just for you.
* Individual files usually start processing, one or two weeks prior to your arrival. If we start processing one or two months before the arrival date owners / Landlords / head tenants will ask to pay the rent when the day they confirm and you will be asked to start paying rent from the day they confirm the room. So most of the time, what we usually do is we correlate the processing time with your travel, to make sure you start from the day you arrive. But its subjective. So if you wish to start the processing early please do advice us.
* Registration fee is nonrefundable against any circumstances. If you get deferred, your file will be pushed forward to next intake. if you find another place after registration, you need to fill the refund form. you will only eligible you get back, what you paid for the token/deposit/ initial payment /initial rent. UniAbode registration fees are not refundable.
* There will be a lease period (which is referred as Bond Period) which can vary according to each landlord and rent can vary depending on the geographic area. 6 months bond period is considered to be the minimum bond period throughout Australia can be lesser depending on the landlord but can’t be guaranteed.
*One month rent worth amount needed for bond amount/ security deposit and one month rent to be prepaid before you move into the room or the day you move in depending upon the Head tenant/Landlord/Agency. This has to be paid by bank transfer, card payment or cash depending on each respective in-charge.
* There will be an enrolment fees to join the UniAbode University Student Housing Assistance Program, for coordinating accommodation in the respective areas. All these payments have to be made in advance within the deadline advised by the respective in-charge.
* We can't guarantee that you will get a room with specific kind of diet like Vegan, Vegetarian, non-vegetarian, the Paleo, the Atkins Diet, etc. It will be students' responsibility to adjust with the diet setup of the house.
* We can't guarantee that students can be allocated in with specific race and type of people. In Australia everyone treated equal and anyone rich or poor high cast or low cast rich or poor all treated same. We are an Australian company, and we believe in Australian values.
* Airport pickup charges will be quoted later on your confirmation and may need to be paid upfront if needed.
* The students can only move-in on the specified dates intimated to you. If you arrive early, we can still arrange a temporary accommodation, and it will cost extra.
* The students are responsible for the rent payment from the start date of the lease, even if the students arrive late.
*If your visa gets delayed and you already booked the room with your arrival day by ticket, the check in can be adjusted forward but keep in mind you are obliged to pay the rent till the date of your arrival.
* Spaces are reserved on the basis of First check -in, according to your arrival in the property and rent of each room.
*Landlords/agencies have the right to reject your offer even if you accepted and paid in. UniAbode and our associates won't be responsible for that.
*We will deliver the house as given by the landlord; It can be furnished or unfurnished. We can't assure you with any specific furniture like foldaway bed, desk, chair or wardrobe etc. All the wear and tear work need to be addressed with the landlord directly. UniAbode and our associates won't be responsible for that.
* If you break the lease before lease period you might lose the security deposit you paid and landlord can claim the entire rent until the end of your lease term through court. We were not responsible for any of those happenings.
*Unfurnished room - Normally the house might be equipped with a Kitchen top, fridge, and laundry arrangements which cannot be guaranteed, but your room might not have bed, table, chair or wardrobe one or all the above.
*Depending on the number of students in a particular area the property occupancy can be single gender, mixed gender or mixed nationality. We can’t assure you to get your specific preference.
*We don't offer room share, if you need to let us know in advance. We are not responsible for the loss, complaints or damage which may come because of this type of accommodation.
